夜郎迎宾馆前身是县人民政府招待所,位于新晃县城人民路46号,占地面积7284平方米,建筑面积1.5万平方米,1996年更名为夜郎迎宾馆。现为二级宾馆。主要经营项目有餐饮、住宿、承办会议、休闲等,现有普通标准间、豪华标准间、商务套房200间(套),床位300个,高档豪华KTV包房7个,大小会议室5个,多功能宴会厅一个。据有关部门调查评估,夜郎迎宾馆截止2007731,资产总额为2200万元,其中固定资产1278万元,土地无形资产880万元,其他资产42万元。为提高我县城市品味,加快我县旅游服务业的发展,县政府将夜郎迎宾馆对外产权转让招商,通过引进外资将宾馆提质升级改建成三星级宾馆。

四、 项目投资

初步预算约2200万元

五、        合作方式

1、整体转让。参考评估价值,双方议定价格后,由投资商一次性购买取得房屋等固定资产所有权及法律规定年限的土地使用权;

2、合作开发。投资商和县政府共同出资开发此项目。

Introduction:

Yelang Hotel’ s predecessor is the people's government boarding house, it is located at People's Road 46, its area is 7284 square meters, the floor space is 15,000 square meters, in 1996 it  changed the name as Yelang Hotel. Presently, it is the second-level guesthouse.  The main management project has the dining, the lodging, undertakes the conference, the leisure and so on, there are 200 standard rooms, deluxe standard rooms and business suites,300 beds,7 upscale luxurious KTVs, 5 all-size conference rooms and a multi-purpose banquet hall. Investigates the appraisal according to the Department concerned, up to July 31, 2007, the gross asset is 22,000,000 Yuan, fixed asset is 12,780,000 Yuan, land intangible asset is 8,800,000 Yuan, other property is 420,000 Yuan. In order to enhance my county personal status, speed up the traveling service industry the development, the government will transfer the guesthouse foreign property right to open companies, rebuild through the introduction foreign capital the guesthouse promotion the three-star hotel.

Project investment:

Preliminary estimate approximately is 22,000,000 Yuan

Cooperation:

1.       Whole transfer. Reference evaluation value, after both sides price negotiated,  the investor obtains the house disposable purchase and fixed asset property rights and the legal rule age limit land employment right;

2.       Cooperation development. The investor and the County government joint contribution develop this project.
